Advance: 10 months i.e. Rs. 65,00,000/- (by 2 Demand Drafts in favour of LESSORS)

Monthly Rentals: Rs. 6,50,000/- + 12.36% Service Tax (as applicable) + Six-Monthly External Cleaning Cost of ACP & Structural Glazing at actual cost + 15% Management Costs and relevant Service Tax + All Annual Maintenance Contracts of the Elevator, Diesel Generator & Air Conditioners at Actual Cost + 15% Management Costs and relevant Service Tax. Monthly Rentals shall be credited into LESSORS’ designated bank accounts monthly in Advance latest by the 5th of each calendar month against Monthly Tax Invoices that shall be issued by the LESSORS prior to the commencement of each calendar month.
Delay Fee: Any delay in crediting Monthly Rentals to LESSORS’ designated bank accounts shall attract a delay fee @ 2.50% per month.
Annual Escalation: 7.50% at each anniversary of the LESSEE leasing the building from the LESSORS.

Duration of Agreement: Minimum: 3 Years (Lock-In Period) & Maximum: 5 Years (The agreement may be extended subject to the mutual consent of the LESSORS & the LESSEE)

IMPORTANT NOTES: All 24x7 Professional Security Costs, Professional Housekeeping Costs, Utility Bills (Electricity, Water, Sewerage, Telephones, Fax, Internet etc.) + Fuel & Consumables for Diesel Generator shall be fully borne by the LESSEE. Any other taxes introduced by the Government shall be to the LESSEE’s account. All costs towards the Registration of Building Lease Agreement shall be fully borne by the LESSEE.

Annual Corporation Tax and Insurance of the Building & Equipment (Elevator, DG Set, Air Conditioners etc. that belong to the LESSORS) shall be borne by the LESSORS while the LESSEE shall insure all their assets.
